Surveyors Identification
(ID) Reports

A document deliverable that confirms the location, boundaries, and occupation status of a property. It is commonly required for real estate transactions, mortgages, and legal disputes related to land.

​

​This report:

-Confirms the title is for the correct piece of land

-Determines if the physical boundaries (fences, walls, etc.) are in their correct location

-Checks if there are any breaches of restrictive covenants

-Identifies and easements or encroachments on the land

-Provides a sketch plan showing the property and its contents at the time of visit

-Is certified by the Commisioned Surveyor's signature and seal

 

Legal Surveys (Boundary, Subdivision and Strata Surveys)

Boundary surveys establish and demarcate legal property boundaries. The pre-checked plans/diagrams resulting from these surveys are requirements for obtaining titles under the Registration of Titles Act.


Subdivision surveys are required when dividing land into multiple lots. These surveys include Proposed Subdivision Plans – for applying for planning approval from Municipal Corporations, as well as Subdivision Pre-checked Plan that define the final size and layout of the lots. Both plans support applications for titles for the smaller lots under the Registration of Titles Act.


Strata plans are required for subdividing a parcel of land into lots on multiple levels (eg apartments, condominiums, plazas). These surveys define individual unit boundaries, common areas, and are necessary for obtaining strata titles under the Registration (Strata Titles) Act.

Topographic & LiDAR
Surveys

Topographic surveys are essential for capturing the precise features and contours of the natural and built environment. These surveys provide detailed spatial information about elevation, terrain shape, vegetation, drainage patterns, and man-made structures—critical data for planning, engineering, design, and environmental assessment.

 

When enhanced with LiDAR (Light Detection and Ranging) technology, topographic surveys gain a new dimension of efficiency and precision. Using drone-mounted LiDAR sensors, high-density point clouds are collected that penetrate vegetation and capture surface detail even in challenging terrain. This allows us to generate high-resolution digital elevation models (DEMs) and 3D representations of landscapes with exceptional accuracy. LiDAR is especially valuable for large-scale or heavily vegetated sites where traditional methods would be time-consuming or less effective.

UAV & Aerial Mapping Services

​Our UAV & Aerial Mapping Services leverage high-performance quadcopter drones to deliver fast, accurate, and cost-effective geospatial data from above. Using photogrammetric techniques, we capture overlapping aerial imagery to generate high-resolution orthophotos, detailed 3D surface models, and precise volumetric analyses—ideal for applications in construction, mining, agriculture, and land development.

 

These drone-based surveys allow for safe and efficient mapping of large or hard-to-access areas, while also providing visually rich site photography and videography for project documentation, stakeholder presentations, and marketing purposes.

Hydrographic Surveys

Our Hydrographic Surveying services utilize single beam echosounders to accurately measure water depths and generate detailed bathymetric maps and nautical charts. A surveyor's statutory declaration is a formal written statement, sworn under oath, that verifies the accuracy and validity of a survey diagram or cadastral map, and affirms that the survey work is precise and conforms to the relevant standards and regulations. This declaration is often required when applying for land titles or submitting survey diagrams to the National Land Agency.

Easement Plans

A plan detailing the characteristics of an easement, a legal right that allows someone to use another person's property for a specific purpose, like a utility line or a right-of-way. It's prepared by a Commissioned Land Surveyor to precisely delineate the location and scope of the easement, ensuring accurate record-keeping and compliance with legal requirements.

Technical Descriptions

A surveyor's technical description is a precise and legal narrative record of a property's boundaries and features, typically detailing the length and orientation of each line along the perimeter. This description specifies how to locate the property, often referencing neighbouring lots and connection points to existing corners and includes the calculated area and any assigned title references for the parcel.
